Q: What are my voting rights in the condominium association?
A: The owner of a unit is entitled to cast one vote. If a Condominium unit is owned by more than one owner, there will only be one vote per condominium allowed.
Q: What restrictions exist in the condominium documents on my right to use my unit? A:
Each unit shall be used as a single family residence only
Any exterior changes or internal structural changes must be approved by association in writing (this includes but is not limited to screens and enclosures, fences, windows, garage door, hurricane protection and landscaping)
No owner, tenant or guest shall cause noise that disturbs the comfort and convenience of others
Upstairs ‘Getways’ are only to do laundry between 8:00 AM and 9:00 PM due to noise
Limited to TWO (2) Dog/Cat per unit, not to exceed thirty (30) pounds and must be registered with the association
Overnight parking within assigned spaces only
Passenger vehicles only per Rules and Regulations. No overnight parking of vehicles with commercial lettering, motorcycles, scooters, golf carts, pickup trucks, trucks and non- passenger vans. Trailers, Boats, ATV’s and Motor Homes / RV’s are always prohibited.
Q: What restrictions exist in the condominium document on the leasing of my unit?
A: Units cannot be leased during the first twenty-four (24) months of ownership.Units shall not be rented for a period of less than one (1) month and subletting is not allowed. Allleases are subject to written application and approval of the association in advance including timerequired for background checks.
Q: How much are my assessments to the condominium association for my unit type and when are they due?
A: Monthly Assessments are due on the first of each month:
For 2025, Get-away’ units are assessed $471.79 and ‘Villa’ units are assessed $765.36
Q: Do I have to be a member in any other association? A: No
Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?
A: No. Timber Ridge Village II pays a per unit community fee to the Timber Ridge Community Association which maintains the main entrance road and ponds. Those fees are integrated into TRV II monthly assessments.
Note that the tennis courts, pool, clubhouse, etc. adjacent to TRV II are separately owned and require separate and optional membership before use.
Q: Is the condominium association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000? If so, identify each such case.
A: No
